I am writing this review to HIGHLY RECOMMEND Patrick Reid to anyone in his area that needs an excellent realtor!
My wife inherited some real estate in Cape Coral that her father had purchased back in the ‘70’s. Last year it became apparent that we were not ever going to develop the property (we live just outside of Birmingham) so we began searching for a realtor in the area. Based on the advice of a longtime realtor friend in Birmingham, we contacted Patrick Reid.
After contacting Patrick and having several discussions with him, we contracted with him to be our agent for the sale of the property. There were several contingencies to work around to get the property sold - not the least of which was the fact that a protected species of owl had taken up residence on the property, and Florida law prohibited “disturbing” our fine feathered friend.
Never fear!! We had Patrick working for us.
Not only was there the issue of the owl, but there was also the pending issue of substantial assessments on the property for improvements the City of Cape Coral had planned for the area.
Again, Patrick worked his magic, for an acceptable offer on the property that we accepted, and got it SOLD!!
After the contract was signed, Patrick had another obstacle to overcome, that being that we were scheduled to be out of town on the closing date, well into a thirty plus day roadtrip in our vintage car.
Never fear!! Patrick arranged to have the closing documents sent to us electronically while we were in Overland Park, KS. We then took our phone to a FedEx Store; got them printed out and signed in the presence of a Kansas notary; and using the electronic shipping label that Patrick had included with the closing documents, overnighted all the paperwork back to Cape Coral for the closing!!
The closing went off without a hitch, with an Alabama resident seller who was in Kansas, to a Florida resident who was present for the closing in Florida!!
Through all of the events, from initial contact to closing, Patrick kept us up to date on sales considerations and negotiations, market considerations, and of course “the owl”.
As you can see, we were totally pleased with Patrick’s handling of this sale and transaction, and appreciate his work ethic, perseverance, and especially his professionalism

If I could, I would give Patrick Reid, of the RE/MAX REALTY TEAM, 100 Stars.  He was working with me, an emotional wreck.  First, my husband died, then, 30 days later Hurricane Ion tried to blow our house away.  Next, my two kids decided, "without dad," I was done with Florida, and hurricanes, and it was time to sell the house and get out of "Dodge".  So, I got all of the repairs finished which pretty much finished off my last nerve.  Enter poor Patrick who has to work with this frayed woman who's a wreck.  From the very first second he took care of everything.  He researched "like properties" that had sold in the area. He explained why setting the selling price correctly and realistically was crucial.  He explained how each step of selling my home would go and why.  I was worried about everything partially because that's my nature and partially because big decisions were now mine to make alone.  The kids were great but in the end they always told me, "It's your decision mom."  So, I leaned on Patrick a whole lot  no doubt a whole lot more than most clients.  He was there every step of the way.  He was remarkable.  I purchased and moved into my new home, in another state, so I was especially anxious that my home would sell quickly.  Patrick was a rock, telling me to take deep breaths, everything would work out fine.  The day came that the house was officially placed on the market.  I couldn't take a deep breath because I could hardly breath.  Well, within 48 hours Patrick had an offer for the full asking price with earnest money down.  His critical work on setting the right price was right on the mark.  He saw to it that it was smooth sailing from the very beginning to the end.  We even closed a week before the predicted date.  You can you see now see why he needs 100 Stars from me.  I can't even imagine going through that entire process without him.  Thank you Patrick.  Thank you a million times over.

Patrick is the best!
My husband and I live outside the US but we wanted to buy a house in southwest Florida. We knew very little about Cape Coral, Fort Meyers or Lehigh acres. Patrick sent us properties that met our broad criteria over about 6 months till we were ready to seriously look. We took a road trip down late 2022 for our first in country tour of homes with Patrick, which was really insightful. His knowledge of the area, pitfalls to look for and knowledge of the real estate market was excellent. We went home and refined our criteria and secured our finances.
Our next trip was at the end of January 2023. We saw 8 houses on our first day and fell in love with one. Patrick wrote up the offer that night and by the next morning we had an accepted offer. He arranged for a home inspector to come before we had to leave to fly home and we finalized the final agreement. The house closed in just 2 weeks.
Patrick also provided contacts we would need to continue maintenance on the house and even did a facetime walk through with us on Closing day since we could not be there.
Amazing service and support! He makes you feel like a friend and that you really matter.

I can't give Patrick ENOUGH praise for all of his hard work in helping to sell my mother's house during a very stressful time in her life. He's perhaps the easiest the person to work with, and spends all of the time you need for understanding the processes, milestones, and theories behind selling a house for the just the right price.
